This is the band where two very different projects can carry the same number. One is a high-specification kitchen in a room that is essentially staying as it is. The other is a more moderate kitchen inside a larger building project, where walls move, floors are rebuilt, services are rerouted and the room itself changes shape.
The most useful question here is not “what can I afford?” It is “how much of this budget is paying for the kitchen, and how much is paying for the building?” This guide walks through both routes, the professionals involved, and the points where money is quietly committed.
Quick answer
At £30,000–£60,000 and above, the work that protects the budget is:
- separating the kitchen budget from the building budget
- choosing a supply route deliberately rather than by accident
- fixing the brief before comparing showrooms
- getting quotes onto the same scope before comparing totals
- deciding appliances early enough to inform the cabinetry
- using the right qualified professional for regulated and structural work
- holding a genuine contingency rather than a nominal one
- controlling the late specification changes that arrive during the build
The common failure at this level is not overspending on one product. It is losing track of a long series of reasonable-sounding upgrades while the building work absorbs more than expected.

Are you budgeting for a kitchen or for a room?
This is the single most important distinction on this page. Two homeowners can both say they have £45,000 for the kitchen and be describing completely different projects.
The kitchen budget
Cabinetry, worktops, appliances, sink and tap, handles and hardware, internal storage, installation, kitchen-related electrical and plumbing work, extraction, lighting, splashback, flooring within the room, decorating and waste.
The building budget
Removing or altering walls, forming openings, steelwork, structural design, building control involvement where required, new windows or doors, rooflights, underfloor heating, floor build-up, replastering the whole room, rerouting soil or gas pipework, new consumer unit work, heating alterations and making good beyond the kitchen footprint.
Keep the two lists separate from the first day. If they are mixed together, the building work quietly borrows from the kitchen, and the specification you were planning becomes unaffordable at exactly the moment when changing it is expensive.

Planning note
These are indicative planning bands, not quotes. In London and other high-cost areas, labour, access, parking, waste removal and making good can take a noticeably larger share of the same budget, and a project that looks high-specification elsewhere may look mid-specification once local labour rates are included. Room size, existing condition and structural scope move the figure substantially.

What commonly moves the same total

What changes when you move above £30,000?
Below this level, most of the planning effort goes into deciding what to leave out. Here, more of the effort goes into deciding what standard you are actually buying, and who is responsible for delivering it.
Practical differences may include:
- cabinetry that can be made to fit the room rather than the room adapting to it
- fabricated stone, composite or comparable worktops with more demanding detailing
- a fuller appliance specification, including specialist cooking or cooling
- a designed lighting scheme with circuits and controls planned in advance
- storage engineered around how you actually use the room
- layout changes that are chosen for the result rather than avoided for cost
- a longer programme with more trades and more sequencing risk
- design fees, project management or contract administration as real line items
More choice does not make prioritising less important. It makes vagueness more expensive, because there is nothing forcing you to decide.
Route A: a premium showroom takes most of the project
A kitchen studio or premium showroom designs the kitchen, supplies the cabinetry and usually the worktops, sink, tap and appliances, and either installs it with its own fitting team or manages an approved installer.
What this route tends to give you:
- one design relationship and one main point of accountability
- drawings, elevations and a specification you can hold them to
- coordinated ordering of items that have to work together
- an installation team that installs that range regularly
- a clearer route for warranty and remedial issues
What to check carefully:
- whether design fees are separate, refundable or deducted from the order
- exactly which trades are included and which you must arrange yourself
- whether electrical, plumbing, gas and extraction work is in scope
- who is responsible for plastering, decorating, flooring and making good
- who owns the programme if a delivery is late or a defect is found
- whether appliance prices are competitive against buying them yourself
- payment stages, cancellation terms and what happens if the spec changes
This route buys coordination. It is often the right answer when you do not want to hold the programme together yourself, and it is usually the easier route when the room is complicated or the specification is demanding.
Route B: assemble specialists yourself
The alternative is to build the project from separate specialists: an independent kitchen designer or cabinetmaker for the cabinetry, a worktop fabricator, an appliance retailer, a lighting supplier, a flooring specialist, and your own electrician, plumber and fitter.
What this route tends to give you:
- freedom over materials, finishes and construction detail
- the ability to buy each category from whoever is genuinely best at it
- visibility of what each element actually costs, rather than one bundled figure
- the option to use offers and savings across separate categories
- a cabinetmaker who can solve an awkward room properly
What it costs you:
- you own the programme, the sequencing and the compatibility checks
- more delivery dates, more storage requirements and more site coordination
- responsibility for the gaps between trades, which is where problems live
- a longer decision list, because nobody else is making the small calls
Route B can produce an excellent kitchen and can put more of the budget into the parts you care about. It works best when you have time, tolerance for coordination and a single organised record of what has been agreed, ordered and delivered.

Step 1: write the brief before the first showroom visit
A showroom will design a kitchen around whatever you tell it. If you arrive without a brief, you will be shown a kitchen that reflects the showroom rather than your household.
Write down, before you go:
- How many people cook at once, and how often?
- What does the current kitchen get wrong that you refuse to repeat?
- Which appliances matter to you, and which are simply expected?
- Is this room also a dining room, a laundry, a study or a route to the garden?
- What must the storage hold that it currently does not?
- Where is the hard limit on total spend, including the building work?
- Which three outcomes would make you call this project a success?
That brief is also your defence against specification drift later. When a change is proposed mid-project, you can ask whether it serves the brief or just sounds attractive in the moment.
Step 2: split the kitchen scope from the building scope
Take the brief and mark each item as kitchen scope, building scope or unresolved. Unresolved items are the ones that need a professional opinion before you can price anything.
Typical building-scope triggers:
- removing or altering a wall, or forming a wider opening
- anything that may be load-bearing
- moving a soil pipe, gas supply or main water entry
- new or enlarged windows, doors or rooflights
- underfloor heating or a new floor build-up
- changing the heating system or the consumer unit
- extending, or bringing an adjoining room into the kitchen
If any of those are in scope, the kitchen is now part of a building project and needs to be programmed as one. The cabinetry order date depends on the structure being finished, not the other way round.
Structural, notifiable and regulated work needs the appropriate qualified person, and in some cases building control involvement. Confirm that early, not once the kitchen is on order.
Step 3: design, drawings and specification
At this level you should end up with more than a colour visual. Ask what you will receive and whether you can keep it.
Useful documents include a measured plan, elevations, a cabinet schedule with sizes and codes, appliance models with their housing and service requirements, worktop material and edge detail, an electrical layout showing sockets, switches, lighting circuits and appliance supplies, and a written list of exclusions.
Clarify how design fees work: whether they are separate, whether they are credited against an order, and whether the drawings remain usable if you buy elsewhere. Those terms vary and they matter if you decide to change route.
Keep every version. On a project of this length, “which drawing did we agree?” becomes a real question, and the answer is worth money.
Step 4: compare quotes that are not actually comparable
At this budget the spread between quotes can be enormous, and most of that spread is scope rather than margin. Before comparing totals, get each quote onto the same list.
For each quote, record:
- cabinet construction, material and finish process
- number and type of units, including tall and specialist storage
- drawer systems, internal fittings and soft-close hardware
- panels, fillers, plinths, cornices and scribe pieces
- handles or integrated grip detail
- worktop material, thickness, edge detail and any waterfall ends
- templating, fabrication, cut-outs, upstands and installation of the worktop
- appliance makes and exact model numbers
- sink, tap and any filtration or boiling-water system
- extraction type, ducting route and commissioning
- installation labour and expected number of days on site
- electrical and plumbing work, and who holds the relevant qualification
- plastering, decorating, flooring and making good
- delivery, storage, access and waste disposal
- design fees, project management and contract administration
- VAT treatment, payment stages and quote expiry
- expected delivery and installation dates
- written exclusions, which are usually the most informative section
When two quotes finally describe the same project, the comparison becomes useful. Until then, the cheaper headline figure often just means less is included. Record deposit, payment stages, delivery and installation dates in your Pocketa project so they do not live only in an email.

Step 5: decide the appliance strategy early
Appliances drive the cabinetry, not the reverse. Housing sizes, door swings, clearances, ventilation, ducting, water supply, waste and electrical load all depend on the actual models, so the specification needs to be settled before the cabinet order is confirmed.
Decide deliberately on:
- how many ovens you will genuinely use, and whether one should be compact
- induction, gas or a specialist range, and the electrical implications
- extraction performance and whether it can be ducted externally
- refrigeration: integrated, tall, or a wider American or column arrangement
- dishwashing, including whether a second smaller machine earns its space
- laundry, and whether it should leave the kitchen entirely
- drinking water, filtration or a boiling-water tap
- wine storage, if that is a real requirement rather than a showroom idea
Compare buying appliances through the kitchen supplier against buying them yourself. Look at the exact models, the price, delivery timing, installation responsibility and the warranty route. Mixed sourcing is fine at this level, provided somebody is tracking which box arrives when.
Step 6: confirm structural work, services and regulated trades
This is the part of the project that most often moves the budget, and it is the part where you have the least room to improvise.
Establish in writing who is responsible for:
- structural design and any steelwork or support
- building control involvement where the work requires it
- electrical installation, alteration and certification
- gas work, which needs an appropriately qualified Gas Safe registered engineer
- plumbing, waste, and any heating alterations
- extraction, ducting and external terminations
- underfloor heating design, installation and commissioning
- party wall matters and neighbour notification if relevant
Gas work must be carried out by an appropriately qualified Gas Safe registered engineer. Electrical and structural work must comply with the applicable regulations. Depending on the scope, competent-person certification, building control and/or structural design may be required.
Regulations vary across the UK. Check the requirements that apply in England, Wales, Scotland or Northern Ireland, and to your specific property and project.
Keep the certification in your project records. Do not assume the kitchen fitter includes any of this. Ask specifically, and get the answer in writing before you commit to a programme.
Confirm ventilation and extraction requirements before ordering a hood, particularly where ducting or the room layout is changing. A recirculating hood is not automatically equivalent to extract ventilation in every situation.
Where drinking water, filtration or a boiling-water system is part of the specification, plan the under-sink space and supply at this stage rather than looking for room later.
Step 7: build the programme and the order plan
A project at this level is a sequence, not a shopping list. The programme is what turns a set of good decisions into a finished room.
Long-lead items commonly include bespoke or painted cabinetry, specialist appliances, fabricated stone worktops, made-to-measure glass or metal splashbacks, specific lighting, engineered or stone flooring, and unusual ironmongery. Confirm real delivery dates rather than website availability, and ask what happens if a date slips.
Also plan the practical realities: where deliveries will be stored, whether the access is workable, how long the household will be without a kitchen, whether a temporary cooking arrangement is needed, and when waste is being removed.
Lighting is a programme item, not a finishing item. Circuits, switch positions, dimming and any recessed detail have to be decided before first fix.
Step 8: strip-out, structural work and first fix
Once the old kitchen is out, the project stops being about products. The room is opened up, any structural work happens, and the services are set out.
This is also when the property tells you what it has been hiding: unexpected pipework, redundant wiring, damp, uneven floors, previous alterations that were never done properly, or a wall that is not built the way anybody assumed. On a larger project, discoveries are normal rather than exceptional, which is why the contingency has to be real.
Before first fix is signed off, check the setting-out against the drawings: socket and switch positions, appliance supplies, island services, lighting circuits, waste falls, ducting route and any hidden fixings. Corrections here are inexpensive. Corrections after the worktop is templated are not.
Step 9: cabinetry installation
The fitter establishes the real room: levels, runs, tall units, island position, appliance housings, panels and the tolerances that everything else depends on. On a higher-specification kitchen, the quality of this stage is much of what you are paying for.
Expect the installation to pause for worktop templating if the worktop is fabricated off site. That gap is normal, and it needs to be in the programme rather than treated as a delay.
Walk the room with the fitter while access is still easy. Sightlines, panel joints, handle positions, drawer alignment and how the cabinetry meets walls, floors and ceilings are all much easier to adjust now.
Step 10: worktops, sink and water
Worktops at this level involve more decisions than material and colour. Confirm slab selection where the material varies, vein direction and matching across joints, joint positions, thickness, edge profile, overhang and support, upstands, drainer detail, hob and sink cut-outs, and how any waterfall end resolves at the floor.
Sink type drives fabrication: undermounted, integrated and inset sinks are each handled differently. Tap holes, filtration outlets, soap dispensers and any boiling-water tap need to be agreed before the template is cut, not afterwards.
If you can, see the actual slab or a large sample rather than a small offcut. Patterned stone can look very different at worktop scale.
Step 11: appliances, second fix and commissioning
Second fix brings the room back to life: final electrical connections, appliance installation, plumbing connections, lighting and controls, extraction commissioning and any integrated door fitting.
Some appliances need specific commissioning or registration to keep the warranty valid, and some need a registered engineer rather than a general trade. Check that per appliance rather than assuming.
Collect the paperwork as it appears: electrical certification, gas documentation where relevant, appliance manuals, model and serial numbers, warranty registrations and commissioning records. It is far easier to gather now than in two years.
Step 12: flooring
Flooring on a larger project is a technical decision as much as a visual one. Check the substrate and floor build-up, compatibility with underfloor heating, expansion and movement joints, acoustic requirements in an open-plan room, and how the floor meets thresholds, adjoining rooms and external doors.
Decide the sequence deliberately. Laying the floor before the kitchen, after the kitchen, or partly under the units all have consequences for damage risk, plinth detail, appliance access and future replacement.
Step 13: walls and splashbacks
Wall finishes are where a well built kitchen either resolves cleanly or looks unfinished. Options include a continuation of the worktop material, made-to-measure glass or metal, tiling, wipeable paint, or a feature finish kept away from wet and hot zones.
Behind the hob, check what the appliance requires in terms of heat resistance and clearance. Around the sink, check how the finish handles water at the joint. Bespoke splashbacks are usually measured after the cabinetry and worktop are in, so allow for that in the programme.
Step 14: hardware and the final details
The last ten per cent of the specification carries a disproportionate amount of the character. Handles, knobs, edge pulls, hinges, shelf supports, socket and switch plates, and the finish they share are all visible every day.
Decide whether metal finishes are meant to match across the tap, handles, lighting and electrical plates, or deliberately not. Either is fine. Accidental near-matches are the thing that looks wrong.
Step 15: snag, handover and records
Go through the room methodically rather than emotionally. Check every door and drawer for alignment and operation, panel and worktop joints, sealant lines, the sink and tap, each appliance in use, extraction, lighting and dimming, switches and sockets, flooring edges and thresholds, splashback fit, decoration and making good.
Write the list down and keep it visible until each item is genuinely resolved. On a project this size, “installed” and “complete” are usually weeks apart, and final payment stages should reflect that.
Close the project properly: certificates, warranties, model numbers, paint references, spare tiles or flooring, worktop care instructions, and the contact who is responsible for each remaining item. Keep it all in the project record rather than across several email threads.
Who might you deal with on a £30,000–£60,000+ kitchen?
Depending on route and scope, potentially:
- Kitchen studio, independent designer or cabinetmaker
- Main contractor or builder, if there is building work
- Structural engineer, and an architect on a larger scheme
- Building control body where the work requires it
- Kitchen installer or joiner
- Worktop fabricator and fitting team
- Appliance retailer and specialist installers
- Electrician holding the relevant qualification
- Plumber, and a registered gas engineer where gas is involved
- Underfloor heating installer
- Flooring specialist
- Lighting supplier or lighting designer
- Plasterer and decorator
- Splashback or glass supplier
- Waste and skip contractor
Route A compresses that list behind one relationship. Route B leaves it visible, which is more work but also more control. Either way, write down who is accountable for each interface, because that is where projects of this size go wrong.
Where is it worth spending more?
There is no universal answer, but at this level the strongest candidates tend to be the things that are difficult or disruptive to change later.
- Installation quality. The best cabinetry badly fitted is a worse kitchen than a modest range fitted well.
- Storage engineering. Drawers, internal organisation and tall storage change the room every single day.
- Extraction. Particularly in an open-plan room, where poor extraction affects the whole living space.
- Lighting and controls. Planned circuits and dimming are cheap now and expensive to retrofit.
- Worktop and its detailing. The surface you touch constantly, and the joints you will look at for years.
- The tap. One of the most used products in the house.
- Cooking appliances you actually use. Spend where the function matches how you cook, not where the badge is strongest.
- Contingency. Unglamorous, and the thing most likely to save the specification.
The corresponding restraint is equally useful. Bespoke everything, five upgraded appliances and a decorative lighting scheme in every zone are rarely all necessary in the same project.
Where the money quietly goes
Overruns at this level are rarely one dramatic decision. They are usually an accumulation of items that never appeared in the original budget at all.
- design and structural fees, and building control charges where they apply
- making good beyond the kitchen: hallways, adjoining rooms, ceilings, skirtings
- replastering and redecorating a whole room rather than one wall
- waste removal, access, scaffolding or parking in constrained locations
- upgrading services that were only discovered once the walls were open
- temporary kitchen arrangements and eating out while the room is unusable
- delivery, storage and re-delivery when dates move
- specification changes agreed verbally on site during the build
- the small final purchases that arrive in the last two weeks
The habit that helps most is boring: record every agreed change as it happens, with its cost, in the same place as the original budget. A project where the total is always current is much easier to steer than one you reconcile at the end.
Once the core project is secure
Hold the contingency until the kitchen is fitted, commissioned and snagged. Once the core project is genuinely covered, the finishing purchases are a pleasure rather than a risk.
That might mean cookware and knives, food storage, coffee equipment, small appliances, tableware and glassware, seating and dining furniture, blinds or shutters, decorative lighting, or something to open on the first proper dinner in the new room.
After the kitchen is in
Larger kitchen projects often open onto the garden, and the outside frequently becomes the next thing that looks unfinished. That is a separate project with a separate budget, and it belongs after the core work is complete rather than competing with it.
If outdoor cooking or the garden is part of the longer plan, keep it visible as a later stage so it does not quietly borrow from the kitchen specification.
What is not automatic at this level
A higher budget removes some constraints. It does not remove these:
- a large budget does not compensate for a vague brief
- an expensive range does not guarantee a good installation
- bespoke does not automatically mean better than a well chosen standard range
- premium appliances do not improve a layout that does not work
- building work still takes the time it takes, whatever the budget
- structural and regulated work still needs the right qualified person
- a bigger project still needs a contingency, arguably more than a small one
- coordination is still work, whether you pay for it or do it yourself

Frequently asked questions
Is £40,000 enough for a kitchen renovation?
For many UK projects it can support a complete, well specified kitchen with professional installation. Whether it is enough depends on the size of the room, the specification, how much building work is involved and where the property is. A large open-plan project with structural changes can absorb that figure before the cabinetry is chosen.
What do you get for a £50,000 kitchen?
Often a larger cabinetry package, fabricated stone or comparable worktops, a more complete appliance specification, a designed lighting scheme, better storage engineering and a longer installation with more trades involved. It may also be funding structural or wider room work rather than the kitchen alone.
Does Pocketa have a premium kitchen showroom partner?
Not currently. Pocketa does not have a suitable full-service premium kitchen showroom partner, and we would rather say so than point you at a retailer that does not fit this level of project. A specialist studio, independent kitchen designer or cabinetmaker may be the right route, and you can record them in your project as bought elsewhere.
Is bespoke cabinetry worth it?
It can be where the room is awkward, the storage requirement is unusual, ceiling heights are high, or you want a specific material or finish that catalogue ranges do not offer. It is less compelling where a standard range already fits the space well.
Why do premium kitchen quotes vary so much?
Because they often describe different projects. Cabinet construction, finish process, worktop material and fabrication, appliance brands, design fees, installation standards, project management and what is excluded all move the figure. Compare the scope line by line before comparing totals.
Do I need an architect or structural engineer?
A straightforward like-for-like kitchen refit will not normally require an architect or structural engineer. If you alter load-bearing structure, create openings, extend or make other significant building changes, professional design or engineering input and building-control approval may be appropriate or required depending on the work. Listed buildings and some external changes can have additional consent requirements. Ordinary kitchen installation generally does not itself require planning permission, but extensions, listed buildings and other building alterations can change the position.
Does the quote include VAT?
Ask, and get VAT treatment, exclusions, deposit, payment stages, delivery dates, installation dates and quote expiry in writing. At this level two quotes can look similar until those lines are compared.
Should I use a main contractor or manage the trades myself?
Both routes are used. A main contractor or the kitchen company may coordinate the programme for a fee. Self-managing can reduce that cost but moves sequencing, deliveries and problem-solving onto you. Be honest about the time you have available before choosing.
